DESIGN AND BUILDING PROCESS:

The first step to realising your new home dream is taken by a design team representative, where we offer you an obligation free meeting to discuss with us your goals and requirements to build an understanding of how we can work together to realise your vision.

Our design team will assess your site and liaise with the council to advise you of any relevant constraints. From this point, our team can advise you precisely of the design you will be able to achieve within your budget.

Having established your project brief, our design team will continue to create your own individual masterpiece. Whether your home is classical or contemporary in design, our team has the expertise to ensure the end design surpasses your expectations.

The initial concept design will indicate the layout of the home, size and arrangement of rooms within. Collaboratively we will evolve and finesse the design until the floor plan and elevations are finalised, including materials and colours.

At this time, preliminary construction estimates can be formalised and agreed upon as we will now know the size, configuration and complexity of your new home

Upon your acceptance of the design and preliminary cost estimate, the necessary documentation is compiled and submitted to council to secure a Planning Approval.

Depending on the scale and complexity of your project, council may require additional information or minor amendments to provide approval.

Following the issue of Planning Consent from council, construction drawings are prepared for your new home.

Our design team now works closely with Engineers and House Energy assessors to prepare and complete a Building Approval package. At this time selections of finishes are made for your new home.

Your new home has now been fully engineered and documented, our construction team can now provide you with a fixed price cost to build your new home. At this point, a fixed price contract is entered into and construction can commence.

During construction, your project will be managed by one of our in-house Project Managers and onsite by one of our Site Supervisors. They will ensure the highest level of construction quality is maintained and that your home is constructed exactly in accordance with the agreed design.

Joe Rossi, Managing Director, will personally guide you through the design and construction process, to discuss the possibilities for your new home. Major design parameters and site conditions will be considered in detail as well as establishing your budget objectives. If you come equipped with your own detailed plans and are ready to build, all requirements will be noted in preparation for production of your home building proposal.

If needed, an onsite meeting will take place where possible context, slope, views and orientation of your new home will be discussed. Your expectations will be considered in comparison to likely costs and you will be advised of the proposed final product. The residential design code and all appropriate planning requirements are complied with.

We begin preliminary works on your behalf including a soil report, site level and detail, house design and council development plan consent application.

Depending on preliminary works required, an invoice will be issued to carry out the above-mentioned works. Should you wish to proceed with the development, this invoice will become your deposit.

Initial sketched plans and elevations are prepared and relevant approvals are sought.

Based on the first consultation, we assess your desired outcome and recommend an architect, designer and engineer best suited to your needs.

A design meeting is held where concept, orientation, room sizes, scope of works, personal lifestyle requirements and budget are considered. Preliminary plans and elevations are presented with relevant approvals sought. During the approval process the building proposal is created outlining a schedule of finishes. Engineering is subsequently commenced.

Upon acceptance of the building proposal, final documentation is presented and signed by yourself and Sapphire Developments Homes. This includes the new homes contract, specification, schedule of finishes, working drawings, engineering and other associated documents.

Our interior selections manager, will guide you through the process of refining the interior finishes for your home.

Our site supervisor will meet with you personally to ensure you are aware of all progress during the building process of your home. With over 25 years’ experience in the building industry, Joe will ensure your home is built to existing standards. He will walk you through your home at the most important building stages including prior to plasterboard lining of the house and the tile set out stage. You will be updated regularly throughout the entirety of the construction process.

A pre-handover walk through of your home is conducted a week prior to handover to ensure you are completely satisfied with your new home. Compliance certificates and warranties are issued during handover including our exclusive six-month maintenance period form.

Your dream home has now reached completion and is ready for you and your family to enjoy.
